Maintenance and Repairs
We strive to maintain a clean and maintained environments for all our tenants. However, there are a few things we require our tenants to do to help us keep their homes in good condition.
- Keep your unit clean.
- Use all appliances, fixtures, and equipment in a safe manner and only for the purposes for which they are intended.
- Do not litter.
- Do not destroy, deface, damage, or remove any part of the unit or common areas.
- Give owner/Agent prompt written notice of any defects or maintenance issues at the premises.
- Remove garbage and other waste from the unit in a clean and safe manner, properly dispose of in the refuse receptacle.
- Please do not make any repairs to the premises without the prior written consent of the Owner/Agent.
If You Have a Maintenance Request:
Fill out a Maintenance Request through your Tenant Portal.
What is not an Emergency:
Sometimes, things happen, and you’re unsure if you should call it in as an EMERGENCY or submit a maintenance. Below are some samples of what IS NOT an emergency and would be best to submit an online Maintenance Request through your Tenant Portal.
Plugged Garbage Disposer (UNLESS it’s leaking on the floor)
Air Conditioner stopped cooling or not cooling as well.
Ants or other insects. If you notice any bedbugs or cockroaches, please submit a Maintenance Request through your Tenant Portal.
If the appliances have stopped working. Non-urgent issues with appliances that do not affect the basic functionality of the property, such as a malfunctioning microwave or garbage disposal. Be sure to submit the Maintenance Request immediately so we can get those taken care of right away.
Lost Keys. Unfortunately, this is not an Emergency and will be handled during regular hours. Be sure to submit a Maintenance Request online immediately so we can get that done for you.
Urgent Maintenance Requests, but Not an Emergency:
Small Water leaking under sinks, tubs, or around the toilet. Water is extremely damaging to the structure of the building if left unreported for an extended period of time. If left unreported, you may be responsible for the repairs.
We want to make sure unwanted pests are taken care of right away. Be sure to submit a Maintenance Request through Your Tenant Portal if you see cockroaches or bed bugs. Be sure to make a note of how many and when. We will send out someone as soon as we can to inspect and see what treatment is needed.
In case of Emergency:
For Fire Emergencies, CALL 911!! And then call us to let us know you called the Fire Department.
For Water Emergencies, let us know right away by calling our number or submitting a Maintenance request for small leaks. Call immediately for extreme water leakage.
